Post Hotel Apartment Hotel - 3 Serlby Place Porirua
This project was the Roger Walker Architecturally Designed structural strengthening and conversion of stripped out post office building to 30 No studio bedsit and 6 No two bedroom hotel apartments that included 2 No accessible units and entailed:
Cutting of the existing concrete slabs then supply and installation of the new structural steel K-frame portals
Removal of the southern staircase and installation of new concrete infill floor sections where it was
New TPO overlay roof over the existing metal roof and gutters.
All new internal fitout inclusive of:
Construction of new fire walls and non-fire rated light partitions for the new hallway, bathroom, living and bedroom spaces.
All new fire and non-fire rated doors with hardware
All new plastered and architect selected painted wall colours
All new wood look suspended ceiling tiles and insulation
New vinyl and carpet floor coverings
New architect designed kitchens complete with provided appliances
New bathrooms each complete with vanity, mirror cabinet, WC and separate shower
All new electrical, mechanical, fire and plumbing services throughout to ensure safe and hygenic operation for the occupants
Ground floor reception, laundry, storage, rubbish and egress spaces.
Amendment of the existing staircase and lift lobbies to ensure egress compliance
This project was built for a New Hotel Apartment complex promoting Porirua but has since became social housing with the Covid shut down of the country, providing valuable housing to those in need.
