Conversion of old strengthened office building into 3 retail units and 40 1-3 bedroom apartments over 7 levels
Renovation and amendment of the exterior of the building inclusive of:
- Demolition of the existing fire exit stair, cutting of the existing precast panels for new windows, infilling of existing access doors with precast panels then waterproofing of new window openings.
- Supply and installation of new structural steel support to window openings prior to new double glazed aluminium windows to the new openings
- Renovation of the existing aluminium joinery inclusive of addition of safety stays, wedge fasteners, re-glazing in thicker glass and installation of new louvers for air intakes and extracts.
- New Recover TPO overlay roof and guttering over the existing metal roofing
- Painting of the entire exterior of the building in new colour scheme
- Construction of complete new full interior apartment fitout complete with fire rated partitions and doors, linings, joinery, all fittings and fixtures, floor carpeting and vinyl, painting and appliances.
- Installation or upgrade of existing services to the building to be fully sprinkler and alarm protected, upgrade of the water supply main, access control doors to floors and the building entries, new CCTV systems, intercom, TV aerial connection plus extracts and mechanical fresh air to apartments
- Provision of accessible requirements to building complete with accessible car-park, accessible ramps to Level 3 entry and 4 No accessible apartments with accessible bathrooms.
These apartments have been built converting the building to address the growing housing shortage to the inner Wellington Area.
