- The existing heritage five stories Art Deco building was strengthened to current code, and had two additional levels added to it.
- The building was piled in reclaimed ground, and then the existing building was cut in two vertically for installation of the seismic movement gap.
- Strengthening was done with K brace steel frames, increased size concrete beams and columns, plus wrapping of new and existing openings with epoxy reinforced wraps.
- The exterior was given a revamp with specialist paint systems.
The buildings then were fitted out into 70 quality high specification apartments with ground floor retail units, all overlooking Waitangi Park and Chaffers Dock
